The hotel is an excellent choice for its close proximity to the seafront and bars, along with friendly and accommodating service. However, there were cleanliness issues in the rooms, and the dining experience had some downsides. The location is ideal for beach lovers and those looking for convenience in a lively area.

Rooms
5.0
The room had both double beds and ensuite facilities, but cleanliness was a concern with hairs on the bed and a leaking sink. It had basic amenities like tea and coffee.

The hotel's location is perfect for seafront lovers and those seeking easy access to bars and restaurants. Street parking is available for a fee, and the beach is just a short walk away.
Dining
6.0
While there were cleanliness issues in the room, the nearby street with shops and cafes provided alternative dining options. The hotel staff were friendly and helpful despite some drawbacks in room amenities.
Facilities
6.0
Basic facilities were available, but some maintenance issues were evident in the room amenities.

The hotel is in a great location, near the beach, shops, and restaurants. The clean rooms are comfy, and the staff are friendly. However, the absence of breakfast is a letdown.

Rooms
8.0
The room for my family of four was clean, the bed was comfy, and the TV worked fine. Easy to find as well.
Service
8.0
The staff were friendly, accommodating, and explained their plans for improvements. Very helpful even though I'm disabled.
Location
9.0
The location was superb, with a park in front of the building, and a bustling high street with plenty of dining options. Just a walk away from the pier.
Dining
7.0
I enjoyed eating by the sea, even though breakfast wasn't available. Immaculately clean and great distance from the sea, but the balcony room wasn't as expected.
Facilities
7.0
The facilities were nice and clean, but some room features were disappointing.

7.6/10

The hotel is situated in a beautiful area right by the sea, near the Brighton seafront. The rooms, while clean, are only just appropriate for a family stay on the ground floor. The service from the staff, although friendly and helpful, had some room for improvement. The dining experience was delightful, especially enjoying meals by the seaside. The overall value for the price paid is a consideration for future visits.

Rooms
6.0
The rooms were decently clean but seemed just suitable for a short family stay on the ground floor.
Service
7.0
The staff were friendly and eager to assist but had some minor hiccups with recent replacements.
Location
9.0
The location was fantastic for me, being very close to the beach and a short walk to town.
Dining
8.0
Dining by the seafront was a lovely experience, but could have a bit more variety.
Facilities
8.0
The proximity to the beach and central Brighton/Kemptown was convenient.
